And surely everyone knows Spotify, the Swedish music streaming service that allows listeners to play virtually any song ever made instantly. According to our year-end 2023 Wrapped, we listened to 18,718 songs by 4,083 artists for over 115,420 minutes.

According to regulatory filings and Bisnow, Duolingo is subleasing 86,000 square feet of office space in the Financial District from Spotify in a 10-year agreement that expires in 2034. This 4 World Trade Center sublease is technically a sub-sublease, as Spotify currently subleases the office space from the Port Authority of New York and New Jersey in 2018. But Spotify is not leaving 4WTC; they still lease roughly 500K square feet directly from the landlord.
Duolingo was already located in the Financial District, so they'll have a short move. The company is relocating from a WeWork at 85 Broad St, where they rent roughly half the amount of office space they will occupy at 4WTC.
4 World Trade Center
DESIGNED BY the renowned Maki and Associates, 4 World Trade Center is a quintessential example of modern architecture in the Financial District of New York City. This class A office building, completed in 2013, is a testament to sustainable design, proudly holding a LEED Gold certification. Its minimalist glass façade rises to 978 feet across 72 stories. The building features floor-to-ceiling windows, flooding the interior office space with natural light and framing spectacular vistas of the New York City skyline.
The first five floors of 4 World Trade Center include 140,000 square feet of retail space with tenants such as Eataly, Banana Republic, Blue Bottle Coffee, and Gansevoort Liberty Market. From shopping to eating, the building has you covered. The building's lobby grabs the eye with an expansive 46-foot high ceiling and an enormous glass wall offering views of Ground Zero Memorial Park. State-of-the-art elevators provide access to over 2.3 million square feet of class A office space.
4 World Trade Center offers excellent connectivity with direct access to the PATH train and subway. We're sure Duolingo's employees will love working at 4WTC and continue thriving at its new location. ¡Buena suerte!
