The first office we toured was on a high floor of a boutique Class B office building, featuring an attended lobby and modernized elevators. With large south-facing windows, natural light filled the office throughout the day. At approximately 1,700 rentable square feet (including the loss factor), it offered a comfortable layout for a small team. Second Office: Front-Facing Suite on East 44th Streets

 

Next, we crossed the street to tour another office space. While the building's lobby was more modest than the first, the suite itself had a front-facing position overlooking the street—a feature that tenants typically prefer. The landlord built the office to a high standard with glass-fronted rooms, wood floors, modern light fixtures, and central air conditioning.

 

The office layout included:

  • One glass-fronted internal office (no window)
  • A glass-enclosed team room with six built-in desks
  • A reception area with a large storage closet
  • An open workspace for 4-6 people, along with a kitchenette

 

The asking rent was in the low $50s per rentable square foot—competitive for a move-in ready office space near Grand Central.

Glass-fronted offices on East 44th Street

Third Office: Modern Office Lexington Avenue at 41st St

 

After wrapping up the office tour on East 44th Street, we headed a few blocks south on Lexington Avenue to 41st Street to view another option. We were greeted by a welcoming lobby with Art Deco details and a full-time security guard.

 

The office was located at the end of the hall and was prebuilt to a high standard, featuring central AC, glass-fronted offices, polished concrete floors, and a petite kitchenette. The landlord said they would provide the tenant with a fully furnished office—including desks, chairs, conference tables, and a sofa—in exchange for a nominal rent increase. This meant the tenant would only need to bring their computers and set up internet service to get started. One standout perk was access to three shared conference rooms that tenants could book at no additional charge.

 

The space layout included:

  • A glass-fronted, windowed office
  • A large internal conference room with a glass wall
  • An open workspace suitable for 8-10 desks
  • A small wet pantry with a seating area for informal meetings or lunch breaks

 

The asking rent was in the high $50s per rentable square foot, making it the highest price option of the three.

The office they chose

The advertising firm ultimately signed an office lease for the modern office space on Lexington Ave at 41st St. Key factors in their decision included the new high-quality build-out, access to extra conference rooms in the building, and the ability to move in immediately with minimal upfront costs.

 

We negotiated a short-term lease to give the client flexibility as they scale their operations in New York. As an international company with principals based outside the states, they chose to forgo the good-guy guarantee in favor of providing a larger security deposit.

 

The landlord was pleased to secure a reputable international tenant, and our client was able to launch their New York office within just days after signing the office lease.
