Penn District Office Space
A California-based engineering firm is expanding into New York City and needed furnished office space for a team of twelve, with breakout areas for meetings and private calls. We provided 10-15 options, eventually narrowing the selection to two office buildings, both within a short walk of Penn Station.
The first building we toured was on West 36th Street, between Fifth and Sixth Avenues, conveniently located between Penn Station and Grand Central. It was a full-floor, fully furnished office space offered at a competitive price. The building was typical of many side-street buildings in the area, with no doorman and a single elevator that opens directly into the office. The space totaled 2,500 rentable square feet, including the loss factor, and was priced under $40 per RSF.

The second building we toured was on Seventh Avenue, just a block from Penn Station's south entrance. We viewed two furnished offices there. The first unit featured two private offices (one windowed, one internal), a conference room, and an open area with approximately 15 support desks. While the office lacked a kitchenette, the landlord confirmed they could install one.

The second unit had a modern office installation with three private glass-fronted offices, a windowed conference room, a separate kitchen area, and an open workspace with 12 desks—an ideal fit for the client.
The previous tenant, a media company, left all their furniture behind. While the landlord typically doesn't offer furnished spaces, the office was already fully equipped in this case.

We negotiated a favorable short-term lease that included some free rent. The tenant chose to provide an additional security deposit in lieu of a good-guy guarantee. The landlord was pleased to add an established company with a strong track record to their roster of tenants.
